Self-service NZ$39.00 + GST per property / month with a 30-day free trial. Managed service 3.5% + GST of actual rent received, minimum NZ$99.00 + GST per property / month. Managed service includes the system fee.

Rent goes directly to the landlord’s nominated bank account. BuildBridge records confirmed receipts; it does not collect rent into its ordinary business account.

The 3.5% fee pays for ongoing property management responsibility: receiving information, organising issues, contacting participants, progressing work, retaining evidence and reporting to the landlord. It does not pay for third-party site work.

Management fees are collected separately by an expressly authorised Direct Debit. The amount and date are notified at least 3 business days in advance. One monthly collection per property is intended; no minimum-first / top-up-later collection.

Vacant property management costs NZ$99.00 + GST per month until let, suspended or terminated. No invented rent is used.

Ordinary repair contact, quote collection, appointment arrangements and completion follow-up have no additional coordination fee. Managed landlords do not also pay the self-service system fee.

BuildBridge does not mark up repair-provider or material invoices. Third-party costs are shown at the actual quoted price.

Every extra quote names the provider, scope, labour, materials, net amount, GST, total and any disclosed commission. Approval is required before work, and again for additions. Third-party work has separate quotes and invoices and is never automatically added to the management debit. Emergency spending follows the limit you select in the agreement.

You can inspect the calculation, dispute a bill, cancel the mandate and request termination in the payment workspace. Cancelling a mandate does not erase existing debt. No undisclosed fees, pre-ticked consent or unapproved backup-card charge. Disputed amounts are held from collection; mistakes are investigated and adjusted or refunded with the original record retained. Statutory consumer rights remain unchanged.

Failure handling: day 1 notice and payment-update link; day 3 retry only where authorised and notice timing permits; day 5 reminder; day 7 overdue and pause new non-urgent human coordination; day 14 formal notice and administrator decision; day 30 agreement-based termination or recovery with handover. Existing records remain accessible. Safety hazards and approved emergency work require immediate owner notification and human handover, never sudden abandonment.

Request cancellation or termination in the property payment workspace. Existing records stay accessible; urgent or already approved emergency work must be handed over, not abruptly abandoned.

The fee is charged to landlords, never a tenant letting fee. Licensed work needs qualified providers. Listing publication and bank/Xero connections are not claimed until actually connected. Online intake is not a promise of round-the-clock human attendance. Management starts only after agreement, consent, mandate, backup settings and start-date confirmation.

AI automation targets: intake extraction, work orders, provider recommendations, enquiry drafts, quote comparison, follow-up reminders, scheduling suggestions, photo summaries, invoice extraction, monthly reports and overdue-work detection. External quotes, formal notices, provider selection, tenant decisions, payments, leases and legal matters require human approval.
